CB New Homes Supports Local Office Agents and Their Builder/Developer Clients
Backed by a 35+ year record of strategically positioning new home communities for optimal sales price and velocity, CB New Homes supports local Coldwell Banker local office agents every step of the way in the introduction of new residential properties, from in-depth pre-development consulting, marketing strategy, and program management to sales and leasing assistance.
So, when Broker-Associate Lucille Barbetta of the Coldwell Banker Realty Howell Office interviewed with the builder of North Pointe at Sea Bright, she knew exactly what to do. A Certified New Homes Specialist, Lucille had worked with Coldwell Banker New Homes (CBNH) previously to create successful outcomes for a variety of new home communities.
Lucille made the call.
CB New Homes Marketing Manager Kristyne Henderson scheduled the initial team meeting, consisting of the builder, its architect, Lucille, and the CB New Homes team, a total of about twelve people.
Together, the CB Team provided insights regarding unit design and finish, pricing, the NJ DCA approval process, and more. CBNH also collaborated with the builder’s chosen marketing agency on messaging, collateral material design, signage, and website, ensuring that milestones were met.
Despite getting underway at the height of the COVID pandemic, the luxury waterfront condominium community sold out quickly. City dwellers became anxious to flee to less populated areas, but many still needed convenient access to NYC, making Sea Bright—just 45 minutes by ferry to the City—a particularly desirable location. Others decided the time was right to finally make the dream of living at the beach a reality. North Pointe’s two buildings—one fronting on the Shrewsbury River, the other oceanfront—were the perfect choice for those longing for fresh sea breezes and an enhanced quality of life. With sales prices starting at $799,000 and ranging up to $1,350,000, Lucille sold out North Pointe’s 24 condominium homes in 14 months.
Contributing to the success of the community were Lucille’s suggestions for modifying the floorplans and exteriors, selecting features and finishes that would speak to the target buyer, and updating pricing as the market evolved. Kristyne coordinated all marketing material, including the new website, to ensure a seamless buyer experience. With sales beginning prior to construction being complete, Kristyne also recommended and oversaw the virtual staging of selected rooms to help prospective buyers imagine their new home.
With no sales trailer or office, Lucille conducted sales on Sundays and by appointment, touring prospective buyers through the buildings while under construction. This is where Kristyne’s virtual staging initiative really helped Lucille’s sales effort.
“I also did live FaceTime video walk-throughs for many potential buyers from out of town or who had concerns coming while COVID was peaking,” says Lucille. “I even had one sale where the buyer did not see the building in person until after attorney review was completed!”
As an expert in the local market, Lucille was able to sell prospective buyers on the area. The CB New Homes team complemented Lucille’s local market knowledge with its own expertise in new home marketing, sales, and leasing, creating a winning partnership. When Coldwell Banker Local Office Associates partner with CB New Homes, this is the kind of cooperation, innovation, and sales success that results.
