Note: Completion of form is to protect the agent – as the procuring cause for rental at The Franklin Westfield Broker Registration Form.

This registration is valid for 60 Days. Must be renewed after 60 days.

Thank you for introducing your customer/client to our site.

It is the policy of Coldwell Banker Realty to invite and encourage Realtor Associates in the rentals of our New Homes listings and as such, we have established guidelines to foster mutual understanding.

1. We require that you register your customers via this form prior to their initial appointment. We are unable to honor any other method of registration.
2. Your registration protects you only as it relates to a lease by the On-Site Leasing Staff.
3. We cannot offer you registration and commission protection if the customer has already contacted (i.e., called, visited, emailed and/ or submitted a contact form on the Franklin Westfield website) and/or visited the site prior to your introduction. Please note that the receipt of this form does not constitute a waiver of this condition.
4. Your registration will be valid through the date shown on the face of this form for 60 days. It may be only renewed with the same terms for one (1) 45 day renewal by notifying the On-Site Leasing Staff in writing of your continued involvement with this customer. For your protection, please ask for an updated Registration Form as a confirmation.
5. We certify that your customer will be initially contacted by the On-Site Leasing Staff only in relationship to this specific Site. This registration form shall only apply to this property and no other properties. If the prospect should inquire or request information about any other properties, this registration form shall not apply.

Procedure for Clients to proceed with Rental at The Franklin Westfield

1. If your client decides to proceed with a rental at The Franklin Westfield, they will be directed to apply through the Resident’s Portal on the Franklin Westfield website.
2. Upon your client’s application approval, the Lease is generated and sent to them for signature.

Procedure for Commission payment of fully executed lease

1. Once we have a fully executed lease, we will send you an email requesting that you prepare your commission invoice and W-9 and email to: invoices@adonipropertygroup.com

Note: Release of the Commission Payment of 1 month’s rent minus $1500.00 minus the $25.00 MLS fee where applicable will be paid within 14 days of your client’s move-in date.
